Building-science remodels · San Antonio & the Hill Country

Smarter homes,
built on building science.

Remodels that start with how your house handles heat, air and moisture, then add the sensors and controls that show it's working.

What we build

The house as one system: the shell, the air inside it, and the tech that runs it.

New wall framing open to the sky

Envelope, insulation & air sealing

Seal the leaks first, then insulate. A tight, well-insulated shell is quieter, cleaner and cheaper to cool through a Texas summer.

A bright living room with linear ceiling air vents

HVAC, fresh air & humidity

Heat pumps and mini-splits sized by load calculation, not rule of thumb. Balanced fresh air and dehumidification for our humid climate.

An open, light-filled living and dining space

Smart home & IoT

Sensors for temperature, humidity, CO₂ and leaks. Smart thermostats, energy monitoring and a solid wired network, set up to work without a pile of apps.

A modern bathroom with a glass shower and freestanding tub

Kitchens, baths & showers

Wet areas waterproofed properly and vented to the outside, with leak sensors under the sinks and behind the appliances.

Measure first. Then build.

Most remodels guess. We test the house before we touch it and again when we're done, so you can see the difference.

  • Blower-door test to find where the house leaks air, before and after
  • Load calculation so the new HVAC is sized to the house, not oversized
  • Humidity, CO₂ and temperature sensors that tell you when something's off
  • Leak sensors with an automatic water shut-off at the main
  • Controls that keep working if the internet or a vendor's app goes down

How it works

  1. 1

    Assess

Walkthrough, a look at the attic, ducts and equipment, and baseline tests.

  2. 2

    Design

Envelope, mechanical and controls planned together. Then a real price.

  3. 3

    Build

Seal, insulate, install, wire and set up every sensor and control.

  4. 4

    Verify

Test again, tune the system, and walk you through how to read it.

Questions

What is a building-science remodel?

A remodel planned around how the house handles heat, air and moisture, not just how it looks. The shell, the HVAC and the ventilation are designed together so the house stays comfortable, dry and efficient.

Do I need a whole-house remodel?

No. Air sealing, an attic, a new HVAC system or a set of sensors can each be their own project. We'll tell you which changes buy the most for your house.

What does a blower-door test show?

How leaky the house is and where the air gets in. We run it before the work to find the problems and after to confirm they're fixed.

Will the smart devices lock me into an app or subscription?

We set things up to keep working on your own network where we can, and we tell you up front about anything that needs a cloud service.

Is it worth it in San Antonio's climate?

Long, humid cooling seasons are where a tight shell, a right-sized system and real dehumidification make the biggest difference to comfort and bills.

Do you pull permits?

Yes, whenever the work needs one. We handle the permits and inspections.
